Norton Place - Baldock

The redevelopment of this light industrial brownfield site came from our analysis of the site's potential, as well as our assessment of market needs and planning strategy. The site lies within a residential area in close proximity to the town centre, and this, combined with its access to local amenities and good transport links, makes it the ideal location for a retirement scheme.                                                                                                                                                                                                                                                                                              

The concept architectural design was based on the re-creation of a village with multiple roofs and accommodation blocks to provide a sense of community within the town.                                                                                                                                                                                                                                                                                      

The scheme proposal incorporates communal areas, a restaurant, a hairdresser, a cafe, a multi-function room, seating areas, visitor and staff accommodation as well as parking for residents. A community courtyard includes outdoor seating, a sensory garden, raised planters for residents, and a network of footpaths. Residents can also enjoy their own private gardens and balconies. The scheme follows Happi principles, meets Housing Quality Indicators and Lifetime Home Standards and fulfills targets for renewable energy.
