Herne Bay Court - Kent

"Transforming a stalled 9.5-acre historic coastal estate into an implementable multi-generational care master plan. Cavaleri Partnership unlocked the hidden value of Herne Bay Court by replacing an unviable 2016 scheme with a commercially robust, dual-ownership care and retirement village."

Strategic Site Revitalization & Master Planning

Set within 9.5 acres of extensive private grounds just one mile from the Kent coastline, Herne Bay Court presented a significant architectural and commercial challenge. While planning consent for a retirement village was granted in 2016, the original scheme proved commercially unviable and lay dormant under previous ownership.

Following a change in site ownership, Cavaleri Partnership was appointed to re-evaluate the land's architectural potential and formulate an actionable, high-value delivery strategy.

Data-Driven Feasibility & Market Alignment

To turn an unbuilt scheme into an implementable reality, our team conducted a comprehensive needs assessment, local demographic market research, and a tailored planning strategy:

  • Market Needs Assessment: Identified precise local demand metrics for residential care vs. independent retirement living accommodation.

  • Buyer & End-User Profiling: Targeted suitable institutional operators and land buyers to de-risk development stages.

  • Dual-Ownership Structuring: Designed a cohesive master plan integrating a state-of-the-art care home and retirement accommodation capable of operating independently under two separate ownerships.

Future-Proofed Coastal Care Architecture

By balancing sensitive site heritage with contemporary healthcare design standards, Cavaleri Partnership successfully bridged the gap between commercial viability and architectural excellence. The renewed vision creates a thriving, sustainable care community tailored specifically for its coastal Kent setting.
